1st For Orlando Vacations Booking Terms and Conditions

Contract

The following booking conditions form the sole contract with 1st For Orlando Vacations. Please read them carefully as by making a reservation with 1st For Orlando Vacations either online, by telephone, in person or by any other method you are agreeing to the following booking conditions and cancellation policy.

Reservation:
  • The guest making the reservation must be 25 years of age or older and must occupy the rental property for the entire length of stay of the reservation.
  • A reservation hold of $200 is required when booking your vacation home for 30 nights or less. A reservation hold of $500 is required when booking your vacation home for 31 nights or more.
  • Once we have received your reservation details and the down payment your booking will be confirmed. Until you have received a booking confirmation you do not have a reservation with us. 
  • Please note: this is NOT a security deposit; the reservation hold counts towards your total balance. 
  • The remaining balance of the rental cost will be required 30 days prior to your check in date. Bookings made within 30 days of your check in date require the full amount to be paid when the reservation is made.
  • Payment can be made by check or bankers draft in US Dollars. We also accept credit card payments (Visa, MasterCard and Discover) and payments via PayPal.
Booking Fee:
  • All bookings are subject to a $50 booking fee. This is included in your final balance.
Damage Deposit:
  • When renting a property, you are expected to ensure that your party members act responsibly and respect the property and its contents. However, we recognize that accidents can and do happen, so we charge a non-refundable Accidental Damage Waiver (ADW) fee of $55 to every reservation. This is not an insurance policy, but we will not charge the party leader for any accidental damage up to the value of $300.
  • All accidental damage must be reported to 1st For Orlando Vacations as soon as it occurs so that we can make the appropriate arrangements to repair/replace the item concerned.
  • Please note that this only applies to genuine accidents and only damages that are reported will be covered by the waiver. Any malicious, will full damage, or acts of theft will be the responsibility of the party leader and the credit card on file will be charged the cost of repair. In addition, 1st For Orlando Vacations may choose to report all acts of theft or malicious damage to the authorities.
Cancellation Policy:

Should a cancellation be necessary after you have made your reservation with us then the following terms will apply. If you cancel your reservation after the balance has been paid, then the following cancellation charges will apply:
  • Cancellation within 30 days of your check in date:           
    • You will recieve a full refund.
  • Cancellation within 15 - 29 days of your check in date: 
    • You will be charged 50% of the total price paid.
  • Cancellation within 14 days of your check in date: 
    • You will be charged total price paid.
Please be advised these terms apply whatever the reason for cancellation.
If a client does not pay the balance when it becomes due, then we reserve the right to cancel the booking and retain the reservation hold.

Check in:
  • Your vacation home will be ready for your stay from 4:00pm on the day of check in.
  • If you would like an early check in this can be arranged for and additional charge and only based on availability.
Check out :
  • Please vacate the property promptly by 10:00 am on the day of check out.
  •  If you would like a later check out this can be arranged for an additional charge and only based on availability.
  • If possible, it would be of great help if you could start a load in the dishwasher and start the wash cycle for the towels used.
Trash:
  • Please remember that all trash must be bagged and placed in the outside bins.
  • You will be expected to place the bins out for collection curbside on the appropriate days. Any fines incurred because of bins being out on the wrong day will be your responsibility and the charge will be passed on to you.
  • There will also be a charge made to guests leaving behind excessive garbage at the end of their stay.
Occupancy:
  • Please be aware that each property has a maximum number of guests that the home will accommodate.
  • Over-occupancy of our vacation homes will not be permitted, and this will be enforced when necessary by 1st For Orlando Vacations.
Replacement Homes:
  • If a situation arises that causes your vacation home to become unserviceable or unavailable before your check in date, then we will try to provide a replacement home. In the event this should accrue, you will always be offered the option of canceling the reservation and getting a full refund.
  • If during your stay your vacation home becomes uninhabitable, then we will try to provide a suitable alternative or you will have the option of checking out early and receiving a pro-rated refund based on the number of days remaining on the reservation.
Pools & Pool Heating:
  • Most pools have a pool heater that can be switched on at an extra cost, this also services the spa if applicable. Please note the spa will NOT get warm unless you order pool heating.
  • During the winter time, it is possible that the temperature drops below 55 degrees at which the pool heater may not be able to maintain the water at a temperature of 85 degrees - this does NOT constitute a malfunction and is not subject to a refund.
  • ANY issues with the pool heating should be directed to 1st For Orlando Vacations as soon as they arise.
  • Please remember that pools are an obvious source of DANGER. We cannot accept any liability whatsoever for any injury caused by using the swimming pool in any vacation home or resort. You are particularly advised NEVER to allow children 16 years of age and under to use the pool unsupervised. All children must be accompanied by an adult.
  • Please be advised your home may include a pool safety fence, if so we are not liable for any injury and/or death caused due to the removal of the pool safety fence.
Pool Alarms:
  • You will find that all doors leading into the pool area will have door alarms. This is for the safety of you and your guests, especially young children. According to Chapter 515.33, Residential Swimming Pool Safety Act, anyone tampering or disconnecting pool alarms commits a misdemeanor of the second degree, punishable of a $5,000 fine or 1 year in jail.
Maintenance:
  • If there are any issues with the home during your stay please contact us immediately, so we can get these resolved in a timely manner.
  • Repair times may be dependent on third parties such as utility companies. Access to the rental home may be required by authorized maintenance personnel during your stay.
  • 1st For Orlando Vacations will not be liable for interruptions in services such as electricity and water nor for any consequences caused by such interruptions.
  • No compensation will be given for faulty Appliances, Pool equipment, TV’s, cable reception, telephone malfunction, or internet access problems.
Privacy:
  • 1st For Orlando Vacations will use any data provided by you only in respect to your reservation. It will be treated as confidential and not passed onto any un-necessary third parties.
Force Majeure:
  • 1st For Orlando Vacations will not be liable for problems or delays caused by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, tornadoes, hurricanes, transportation problems, airport closures, or any other event beyond our immediate control. 
Insurance:
  • 1st For Orlando Vacations does not offer travel insurance.
  • If you want to protect your trip in the event of cancellation, there are many third-party companies that can provide you with trip insurance to cover yourself from unforeseen circumstances.
Liability:
  • In the event of any problems whatsoever, the total liability of 1st for Orlando Vacations will be limited to the rental amount paid by the client.
 Vacation Home Details:
  • We try to ensure that all photographs of the vacation homes are up to date and accurate, but they should only be used as a guide. We cannot guarantee 100% accuracy.
  • All properties are supplied on a self-catering basis meaning the vacation home will be furnished with linens and towels and a starter supply of toilet paper and bathroom soap. Replenishment of these supplies and provision of other supplies including, but not limited to, dishwasher soap, paper towels, washing powder, trash bags etc. is the responsibility of the guest.
Pets:
  • Pets are not permitted in any of our vacation homes unless you have prior written consent from 1st For Orlando Vacations. This is primarily out of consideration for future guests who may suffer from allergies or other pet related illnesses.
  • If pets are found in the home, then 1st For Orlando Vacations has the right to have them removed from the property and the guests may be required to vacate the property with no refund of rental monies. The guest will also be charged a penalty of $250.
Smoking:
  • Smoking indoors is NOT PERMITTED in any of our homes. Smoking is allowed in the garden, patio and pool areas.
  • All vacation homes are fitted with smoke detectors which will activate if guests attempt to smoke anywhere in the home.
  • Guests found smoking inside the home will be required to pay for additional cleaning and deodorizing and will be asked to vacate the property with no refund of rental fee.
BBQ's:
  • Some villas are supplied with BBQ's. Should your villa have a BBQ, please remember that it is your responsibility to clean the BBQ and any mess made from it.
  • The BBQ’s are supplied with 1 propane tank, should the tank become empty at any point it is your responsibility to refill it.
  • If your villa does not have a BBQ, please contact 1st For Orlando Vacations for further details.
Parking & Vehicles:
  • Please keep in mind that although most of our homes have a garage, these are not always accessible as they are often used as a games room.
  • Most of our homes are in subdivisions that have active parking rules in place. These rules may include but are not limited to no overnight parking of Commercial Vehicles, RV's, Boats, Campervans, Trailers or any kind of oversize vehicles, and on-street parking.
  • Should you decide to not follow any of those rules, please be aware you are subject to get a parking violation/fine, in which 1st For Orlando Vacations is not responsible.
General Points:
  • All our homes are fitted with Air Conditioners and these can usually be adjusted to your personal comfort level. If you adjust the thermostat to a temperature level that causes the AC unit to freeze up, then you will be responsible for the cost of any service personnel required to repair the system. If you think the AC is not working properly please check the thermostat settings and call 1st For Orlando Vacations.
  • Do not tamper with pool heating boxes. Guests who help themselves to pool heating that has not been ordered will be charged by the local property manager for the cost of this and any damage done to the pool heating box and/or equipment.
  • If your house has a key, we highly advise keeping your key in the lock box. Guests are responsible for the cost of replacing lost or stolen keys and lost lock box tops. If you lock yourself out of the home and need assistance to re-enter the property then the cost of this, along with the cost of replacing any locks, will be the guest’s responsibility.
  • Some villas come equipped with an alarm for the safety of your family and belongings. We ask that you set the alarm upon departure of the home on the day of check out. Should any theft occur during your stay, 1st For Orlando Vacations is not liable.
  • Please clean up spills on carpets and floors immediately - spills are much easier to deal with if they are mopped up at the time they happen. Also, please do not sit on the furniture or lay on the beds if you are covered in sun tan oil and/or wet.
